Bachelor Gulch Residents Association

The Bachelor Gulch Community

The success of Bachelor Gulch is the result of a collaborative effort by many different groups that perform various services integral to our community. The interests of these groups, however, may not always be aligned with those of the homeowners. For this reason, an important function of the Bachelor Gulch Residents Association (BGRA) is to communicate with these groups and help coordinate their services in ways most beneficial to our community. The following is a description of the various groups the BGRA is in close contact with, which, along with the BGRA, contribute to the success of Bachelor Gulch.

Vail Resorts, Inc (VR)

A publicly held company, Vail Resorts is the owner/operator of Vail and Beaver Creek, along with 35 other ski resorts in 15 states and 3 countries. In addition to the ski operations, VR operates Vail Resorts Hospitality Group, which owns or manages luxury hotels, some under the RockResorts brand, as well as Specialty Sports Ventures, which operates over 200 retail stores. There are three groups under the VR umbrella: mountain operations, lodging and real estate development. The BGRA communicates regularly with VR on projects such as improved skiway access and pine-beetle infestation mitigation.

Bachelor Gulch Metropolitan District (BGMD)

A "metropolitan district" is a quasi-municipal entity charged with providing improvements and/or operating public facilities for residents within that district. Only Colorado registered voters meeting certain criteria are eligible to vote in Metropolitan District elections. Voter approval is required to authorize additional debt, some mill-levy increases and multi-year contracts needed to facilitate operation of the district.

The BGMD is responsible for construction and maintenance of roadways, some skiways, and utilities. In addition, it assists the Bachelor Gulch Village Association with wildfire mitigation efforts. The BGMD is run by an Operations Manager who reports to a five-member Board of Directors, all of whom are Bachelor Gulch property owners and Colorado-registered voters. The BGRA worked with the BGMD to secure homeowner votes that led to lower property taxes for homeowners.

Bachelor Gulch Design Review Board (DRB)

The DRB develops and enforces the Bachelor Gulch Design Guidelines, which ensure compatibility between development and the natural surroundings. The Bachelor Gulch DRB, part of the Design Review Administration office, is overseen by the Vail Resorts Development Company (VRDC). A VRDC representative, a professional architect and three Bachelor Gulch property owners form the Board. Applications to the DRB are reviewed at monthly meetings that are open to all Bachelor Gulch property owners.

The DRB consulted with the BGRA when developing guidelines for roofing materials that would decrease the fire risk in drought conditions.

Bachelor Gulch Club (BGC)

Owned by Vail Resorts, the Bachelor Gulch Club is a members­-only social club available to homeowners of Bachelor Gulch and Red Sky Ranch.  The BGC offers full concierge services designed to help members coordinate dining, recreational activities and entertainment needs. Numerous social and athletic activities are offered year-round.

Membership in the BGC includes access to a slopeside members lounge, lunch dining privileges at Zach's Cabin and reciprocity at Beano's and Allie's Cabins in Beaver Creek and Game Creek Club in Vail, two unrestricted ski passes, access to and discounts at the Ritz-Carlton Spa and Fitness Center, and special rates and tee times at the Beaver Creek Golf Course.  The BGRA worked with BGC to successfully negotiate food and beverage discounts at the Ritz Carlton for BGC and BGRA members.

BACHELOR GULCH VILLAGE ASSOCIATION (BGVA)

The BGVA is a Colorado non-profit corporation formed to perform certain functions for the benefit of property owners within Bachelor Gulch Village. All owners of residential and commercial property are automatically members of the Bachelor Gulch Village Association.

The BGVA is funded by the Real Estate Transfer Tax and an assessment on all retail sales, lodging, rentals and food and beverage. Functions of the BGVA include: common area maintenance and landscaping, trash removal, maintenance of recreation trails and tennis courts, overseeing transportation, Bachelor Gulch security and enforcement of association covenants, restrictions and regulations.

There is a five member Board of Directors selected by vote of the various groups within the BGVA consisting of commercial and residential real estate owners plus representatives from Vail Resorts Mountain Operations.  The BGRA successfully negotiated with BGVA to improve the service, and lower the cost of our Village Transportation.  The BGRA continues to work with BGVA to obtain more equitable gas prices for our Bachelor Gulch residents.
